What causes staining above New Brunswick baseboard heaters?
The brown or yellow staining you see above baseboard heaters is caused by convection currents carrying fine dust, soot, and airborne particles up the wall and depositing them in the paint — a phenomenon called "ghosting" or thermal tracking.
It's one of the most common interior paint complaints in New Brunswick homes, and it's almost entirely a product of how electric baseboard heaters work combined with NB's long, cold heating season. From November through April, your baseboards run constantly, pulling cool air in at the bottom, heating it, and pushing it up the wall in a continuous convection loop. Every bit of dust, pet dander, candle soot, cooking grease vapour, and fine particulate in your home's air gets carried along for the ride and deposited on the wall surface above the unit.
The staining tends to be worst in homes that burn candles regularly, have pets, use wood stoves, or have older forced-air systems that circulate dusty air. Homes with older plaster or drywall walls that have tiny surface pores also tend to trap particles more readily than newer, smoother wall surfaces. In NB's climate, where baseboards run hard for six or more months of the year, the accumulation builds up noticeably faster than in milder provinces.
Cleaning and Repainting the Right Way
Before you even open a paint can, the staining needs to be properly cleaned — not just painted over. Painting directly over ghosting stains almost always results in the stain bleeding through the new coat within weeks, especially if you're using a standard latex wall paint without a stain-blocking primer. Clean the affected area with a solution of TSP (trisodium phosphate) or a good degreaser, rinse thoroughly, and let the wall dry completely.
Once clean, prime with a stain-blocking primer before repainting. A shellac-based primer like Zinsser BIN or a water-based stain blocker like Zinsser Bulls Eye 1-2-3 will seal the staining and prevent bleed-through. Skip this step and you'll be repainting again in six months. After priming, apply two coats of a quality eggshell or satin finish latex — satin holds up better to future cleaning and is easier to wipe down when the ghosting inevitably starts to return.
Slowing Down the Staining
Repainting fixes the cosmetic problem, but the staining will come back if you don't address the source. A few things that genuinely help: clean your baseboard heaters at the start of each heating season (vacuum the fins and interior thoroughly — a surprising amount of dust accumulates inside the unit), reduce candle burning or switch to unscented candles with minimal soot output, and consider a flat or eggshell finish with a built-in stain resistance like Benjamin Moore Regal Select or Sherwin-Williams Duration — these denser, harder paint films resist particle adhesion better than budget paints.
Some homeowners also apply a strip of washable, paintable baseboard deflector above the heater to redirect the airflow slightly away from the wall surface. It's not a perfect solution, but it does reduce direct wall contact from the convection current.
When to Call a Pro
This is a manageable DIY project for most homeowners — cleaning, priming, and repainting a few wall sections above baseboards is straightforward. Where it becomes trickier is matching the existing wall colour precisely, especially if the rest of the room is in good condition and you're only touching up sections. If the staining is severe and covers large areas, or if you're dealing with an older NB home where the walls have multiple layers of old paint and the surface is uneven, a professional painter can feather the repair seamlessly into the surrounding wall.
